Clean (Required)
- Interior Professionally Cleaned. This includes walls, floors, light fixtures, blinds, switch and outlet plates, windows and sills, screens, cabinets (inside and out), baseboards, ceiling fans, vents/heater cover, appliances (inside and out), toilets, showers/tubs, sinks, fixtures, mirrors, and all other interior areas of the unit. The interior should be clean and free of dust and dirt, inside and out (appliances should be pulled out and cleaned behind and under).
- Carpet must be free of stains, runs, frayed edges, wrinkling, lifting, and damage. If not replaced, the carpet must be professionally steam cleaned.
- There should be no signs of pests or rodents.
- All trash, debris, and belongings should be removed from the property.
- There should be no odors of any kind, including pet and smoke odors.
- The exterior areas, including yards and the garage/parking space when applicable, should be broom swept, clean, free of trash, animal feces, downed branches, dead foilage, etc.
- Landscaping should be tidy. Vines, tree branches, bushes, and grasses touching the unit, eaves, windows and/or roof need to be removed.
- Walls usually require paint between resident turnover.
- Walls and ceilings should be in good condition and free of holes, damage, marks, and scuffs.
Safe (Required)
- All smoke and smoke/carbon combo alarms must be up to code, appropriately placed and installed, and working.
- There should be no exposed wiring inside or outside the unit.
- The home must be free of mold/mildew. Sources of moisture intrusion must be addressed urgently.
- GFCI outlets are required within 6 feet of a water source.
- Handrails must be installed properly, where required.
- All windows and doors should be functional, have operable locks, and be free of cracks or other damage that would prevent safe use.
- Screens must operate as designed and be free of holes and tears.
- No security cameras may be left at the unit that anyone other than the resident has access to (i.e. Ring, Nest, Google cameras)
- Dryer vents should be clean and free of obstructions
- All tripping hazards such as uneven pavement, large roots, or holes in the yard should be fixed.
- All plumbing drains, fixtures, and shut-off valves should be checked by a professional plumber.
- Gas and water shut-offs must operate as intended and be accessible.
Functional (Required)
- Mailbox is easily identifiable and secure.
- Mailbox key works and is available.
- Roof must be free of leaks and be in habitable condition.
- Soffit, fascia, gutters, and downspouts in good working order.
- Mechanical systems, such as the water heater and HVAC, are visible and operating at full capacity.
- Subflooring is stable and free of cracks, soft spots, damage, or rot.
- Ceiling fans and light fixtures are operating as designed.
- Outlets, switches, and their covers operate as designed and are free of damage.
- Countertops, cabinets, and vanities are in good condition with all working hardware.
- Bathtubs and showers are free of cracks, stains, chipping paint/sealant/finish.
- Toilets must be appropriately sealed, free of cracks and leaks, and in good working condition.
- Sinks must be in good condition and work as intended with no cracks, leaks, or rust/damage.
- Appliances must function as intended.
- Ventilation must be appropriately placed; exhaust fans or windows in bathrooms, range hood in kitchen.
- Electrical panel must be properly labeled.
- Plumbling must function properly and be free of leaks. This includes main lines, sewer, P-traps, water heater, dishwasher and washer drain.
- Garage and outbuildings should be secured (have a lock and key), doors operable, and any electric doors must have the corresponding remote.
- Thermostat must function properly.
- Door handles, hinges, door stops, and knobs should function as intended and be installed properly.
- Blinds should be free of broken slats and function properly.
- Filters (HVAC, refrigerator, range hood) must be replaced/clean.
- Wet areas should be caulked to avoid leaks and water damage.
Cosmetic (Required)
- TV mounts and curtain rods should be removed and holes patched and painted.
- Cabinets should be free of scratches and worn paint/finish.
- Walkways, driveways, patios, decks, and porches should be pressure-washed to remove built-up dirt, grime, and mildew.
- Doorbell should be functional.
