HUD has released updated Fair Market Rent (FMR) amounts for Los Angeles County that will take effect
October 1, 2026, through September 30, 2027, unless HUD issues another mid-year adjustment.
Why This Matters
For properties located in the City of Los Angeles or unincorporated Los Angeles County, Fair Market Rent is used to determine the minimum amount of unpaid rent that may be required before a non-payment notice can be issued.
City of Los Angeles: The minimum threshold is the applicable FMR for the unit size.
Unincorporated Los Angeles County: The minimum threshold is two times the applicable FMR for the unit size.

These thresholds are part of local tenant protections governing certain non-payment notices. They do not eliminate a resident's obligation to pay rent under the terms of their lease.
