Are we a good fit?

Our Standards for Property Management Partnerships

A brief overview of how we manage properties and the owners who are the best fit for our management style

For more than 60 years our family-run company has managed properties in the South Bay with a simple principle: we manage every property as if it were our own. Our goal is to protect and grow our clients’ investments while providing residents with homes they are proud to live in.

The purpose of professional property management is threefold: protect the owner’s investment, provide safe and well-maintained housing, and ensure full compliance with local, state, and federal laws.

Our Management Philosophy

  • Feet-on-the-ground, proactive property management
  • Regular property visits, Quarterly exterior visual reports, and annual interior visual reports
  • Preventative maintenance to mitigate the frequency of emergencies and reduce reactive management
  • Modern, attractive rentals that meet today’s renter expectations
  • A premium tenant experience that supports long‑term tenancy and minimal turnover

Our Management Priorities (in order)

  • Compliance with all local, state, and federal housing laws
  • Maintaining property condition and habitability
  • Tenant quality and long‑term stability
  • Professional communication
  • Owner liability protection
  • Minimizing vacancy
  • Maximizing rent based on market data
  • Preserving long‑term asset value

Our Responsibilities

  • Ensure compliance with all housing laws and regulations
  • Screen tenants thoroughly using consistent legal criteria
  • Maintain habitability and property condition
  • Coordinate vendors and repairs using qualified professionals
  • Collect rent and provide financial accounting
  • Communicate professionally with residents, vendors, and owners

Owner Partnership Expectations

  • Allow management to follow all legal requirements
  • Respect professional boundaries with tenants, vendors, and staff
  • Maintain the property in good to excellent condition
  • Maintain adequate reserves for preventative and unexpected repairs
  • Consider professional recommendations regarding pricing, repairs, and upgrades

Operational Standards

  • Repairs under $1,000 may be handled without prior approval
  • Legal compliance always overrides owner preference
  • Leasing criteria and rental price are based on market data and feedback
  • In emergency or habitability situations we will act immediately to protect the property and residents

Owners Who Are the Best Fit

  • Long‑term investors seeking professional hands‑off management
  • Owners of well‑maintained pride‑of‑ownership properties
  • Clients who value preventative maintenance and professional guidance
  • Owners who trust experienced management to protect their asset

Owners Who May Not Be the Right Fit

  • Owners who prefer to self‑manage tenant relationships
  • Owners focused solely on minimizing expenses regardless of property condition
  • Owners unwilling to adjust rent based on market feedback
  • Properties with significant deferred maintenance and no plan for improvement
  • Owners who want a tailored management style that deviates from our tried and true systems, procedures, and values

The strongest property management relationships are partnerships built on trust, clear expectations, and shared goals for the long‑term success of the property.
